Standard Listing Full Service: Ivy K Realty, LLC charges a standard 6% fee to list, market, and sell your property. Although our fees are 6%, typically it is another real estate company that represents the Buyer. Therefore 3% or half of the commission goes directly to the cooperating brokerage. However if you take advantage of some of our promotions or are in financial hardship we will try to make exceptions for you. Here are our services that we offer for the Full Service Package:
Marketing, Marketing, Marketing – We will exclusively advertise your property on the front page of the Homes & Land magazine, all real estate websites, and the Honolulu Advertiser. Our company will also send out direct mail outs to your condominium or neighborhood to announce the sale of your property. Sometimes your buyer is a family or friend of your neighbor!
Aside from these marketing vehicles we will also cooperate with other companies for Broker’s open houses. This is where they have a special open house for all real estate Brokers and agents to attend. Typically this is scheduled on a week day. We also have an in-house innovative tech team that will ensure your property receives full and maximum internet exposure.
Virtual Tours – Full virtual tour that will be placed on social networking sites such as facebook, youtube, blogger, craigslist, etc. The VT company we contract with also has HDTV capability so that the consumers can enjoy high definition quality. You will also receive a CD with the still images and flyers that you can use for your open houses or information boxes outside your property. You can even access reports that will inform you about the number of visitors per week! Prices range from $150-$200 depending on which package you are interested in. A complementary virtual tour will be included for all listings over $500,000.

Open Houses - We will schedule open houses for you on an every other week basis or at the owner’s discretion. The sales price of the home determines the amount of free open houses. We offer 2 free open houses for every $100,000 of value. For additional open houses, our charge is $100 per open.
* Please note: If any listing is cancelled before the listing expiration date, all costs incurred by Ivy K Realty, LLC shall be reimbursed prior to cancellation.
FSBOS (For Sale By Owners) – Trying to sell your home on your own? Let us help you by marketing your property on our website for free! We can also assist you by offering our services at an “ala carte” type rate. Some of our services include:

Contracts – Once your buyer is found we can help you with the contract and facilitate the transaction for you. We can ensure that you keep yourself free from liabilities and lawsuits because we strictly follow the NAR code of ethics and Hawaii State real estate laws. We are also members of the Honolulu Board of Realtors and Hawaii Association of Realtors. Our costs will be 1% of the sales price but will never exceed $5000. Therefore for all sales above $500K, our fees will never exceed $5000.
Value - We will help you determine the market value for your home without hiring and wasting money on an appraisal. By analyzing past sales data in your neighborhood we will be able to come up with an accurate market value for your property. Best of all, this cost to you is nothing. This service is absolutely free to you!

Buyer and Seller Tax Credit:
If you buy or sell your property through Ivy K Realty we will credit you 1% of the sales price back to you to pay for closing costs. This offer will be good for both selling and purchasing as well. For example if you sold a $500K property and purchased a $500K replacement, the total credit to you would be $10,000. The first time homebuyer tax credit may be over, but with the credit we are offering you don’t need it! This offer will expire 12/31/2010.
Financial Hardship:
If you are in financial hardship and are trying to sell before you foreclose or short sale we can help you! We will negotiate with your mortgage company on your behalf and are willing to take less commission to make the deal work. Many times the lender has a “bottom line” that is acceptable, however due to high realtor commissions this “bottom line” is realistically unattainable. Therefore we will sacrifice our commission because we are about helping people out of their uncomfortable situations.
